SSR supported the Kelsey-Seybold Clinic Springwoods Village Campus with a fully integrated approach to sustainability, building enclosure, and commissioning, helping the team deliver a high-performing, LEED Silver® certified medical office building (MOB) with an ambulatory surgery center (ASC).  

The five-story outpatient facility reflects a collaborative, multidisciplinary strategy that aligned design, construction, and operational performance from project inception through occupancy. 

Sustainability and Building Optimization 

SSR’s sustainability team played a key role in guiding the project’s LEED certification, providing energy modeling and documentation for MEP-related credits. Working alongside the architect and LEED consultant, SSR helped identify opportunities to enhance energy performance as early as the schematic design phase. This included evaluating HVAC system strategies and controls optimization to reduce energy use while maintaining clinical performance requirements. 

SSR also supported the project in achieving the enhanced commissioning credit, including monitoring-based commissioning to improve ongoing building performance and secure additional LEED points.  

Building Enclosure 

SSR provided building enclosure commissioning services aligned with LEED requirements, including design-phase reviews, site observations, and targeted performance testing. Although streamlined in scope, these services ensured the enclosure systems were installed and performing as intended—supporting moisture control, durability, and energy efficiency critical to healthcare environments.  

Commissioning 

SSR delivered comprehensive commissioning services from design through occupancy. This included design reviews, construction-phase verification, and functional performance testing of key systems. Beyond standard LEED requirements, the commissioning team also evaluated additional healthcare-specific systems such as fire alarm, security, and nurse call, helping ensure the facility met operational, safety, and patient care expectations.  

Mechanical, Electrical, Plumbing, and Fire Protection Design

In addition to its sustainability, building enclosure, and commissioning roles, SSR provided mechanical, electrical, plumbing, and fire protection (MEPF) design services for the project. This integrated design approach ensured that building systems were not only efficient and code-compliant, but also aligned with the project’s performance goals and commissioning strategies, supporting a cohesive, high-performing facility from concept through operation.

By working together early and throughout the project lifecycle, the team was able to:

  • Achieve all six points available for the enhanced commissioning credit

Today, the fully operational campus serves patients with optimized systems and infrastructure designed for efficiency, reliability, and long-term performance, highlighting SSR’s ability to bring integrated building expertise to complex healthcare environments.
